Schedule of Rates

We are the authors and developers of the NHF Schedule of Rates with its associated Specialist SOR Modules which have been adopted by more than 330 Registered Social Landlords (RSL's) and local authorities, managing between them over 2 million homes. In addition we have developed a suite of 'standalone' modules covering:

  • External Redecoration and Pre-Decoration Repairs

Over the last couple of years an increasing number of Local Authorities have started using the NHF schedule, and we have begun to get enquiries from insurance loss adjusters, and a variety of other organisations involving housing maintenance. It is used by the Defence Housing Executive (married quarters of MoD).

Most local authorities commissioned their own schedule many years ago. When they have renewed them, they have been reluctant to move away from whatever coding system they have been using and to interfere with bonus arrangements with direct work organisation. But increasingly they are seeing the benefits of a widely used schedule that is regularly reviewed and established as an industry standard. There really is very little difference between the repair jobs carried out by one local authority compared with another, so it makes sense to pool resources into a schedule that is kept up to date with best practice and market conditions. The introduction of benchmarking and partnering are encouraging this shift.
